The housing cooperative Cité Derrière has committed to phasing out fossil fuels. But anyone who wants to phase out must first know where the energy flows: property by property.
Today, 1'496 sensors in 63 properties with more than 120'000 square meters provide this basis: automated energy monitoring, a CO₂ pathway per property, plus fault detection that reports hot water outages or controller errors before the residents do. 70 percent of the portfolio already shows measurable savings.
The data goes further than ongoing operation: where heating systems are replaced in future, the measured demand shows how large the new system really needs to be. Instead of oversizing on suspicion, the sizing is correct, in the interest of efficient, cost-conscious operation for the tenants.
For a cooperative this counts twice. Cost-based rent means: every franc saved in operating costs directly lowers the rents.
